This Lease Termination Agreement ("Agreement") is entered into as of [Effective Date] between [Landlord Name] ("Landlord") and [Tenant Name] ("Tenant"), terminating the lease dated [Original Lease Date] for the property at [Property Address], which was otherwise set to end on [Original End Date].
The lease will terminate early, effective [New Termination Date] (the "Move-Out Date").
Tenant agrees to pay rent through the Move-Out Date, plus [Early Termination Fee, if any] of [Amount].
Tenant will vacate the property by the Move-Out Date, leaving it in the condition required by the original lease, normal wear and tear excepted.
The security deposit will be returned per the terms of the original lease and applicable [State / Jurisdiction] law, less any lawful deductions.
Upon Tenant vacating and Landlord returning the deposit as described above, both parties release each other from further obligations under the original lease.
