Sublease Agreement

1. Parties & Property

This Sublease Agreement ("Sublease") is entered into as of [Effective Date] between [Tenant Name] ("Sublessor"), the tenant under a Master Lease dated [Master Lease Date] with [Landlord Name] ("Landlord"), and [Subtenant Name] ("Subtenant"), for the property located at [Property Address] (the "Premises").

2. Landlord Consent

This Sublease is contingent on Landlord’s written consent, attached as [Attachment], if required under the Master Lease.

3. Term

This Sublease begins on [Start Date] and ends on [End Date], which may not extend beyond the term of the Master Lease.

4. Rent

Subtenant agrees to pay Sublessor rent of [Amount] per month, due on the [Day] of each month, plus a security deposit of [Amount].

5. Master Lease Terms Apply

Subtenant agrees to comply with all terms of the Master Lease that apply to occupancy of the Premises, a copy of which has been provided to Subtenant as [Attachment].

6. Condition & Damages

Subtenant is responsible for any damage to the Premises beyond normal wear and tear during the sublease term, and Sublessor remains responsible to Landlord under the Master Lease.

7. Termination

This Sublease automatically ends if the Master Lease ends for any reason. Either party may otherwise terminate with [Number] days’ written notice, subject to the Master Lease terms.
